What do you repair?
- Block walls with cracks, loose caps or peeling paint and stucco.
- Walls leaning after years of sprinklers soaking the soil.
- Fence panels, gates and posts knocked down in monsoon winds.
- Iron that's rusted through at the bottom rail or posts.
- RV and side gates that sag, drag or won't lock.
- Pool gates that no longer close and latch by themselves.
Why do block walls lean?
Water, nine times out of ten. Irrigation running along the base of a wall softens the ground under the footing, and one side sinks. Roots, a car backing into it and a footing that was too small to begin with are the other usual suspects. If we don't fix the water, the repair won't last, so we look at your sprinklers first.
Fix it or rebuild it?
Hairline cracks and surface damage can usually be patched and painted. A section that leans, rocks when you push it or has a crack that keeps widening generally needs to come down and go back up on a new footing. When both options are fair, we'll price both.
Is a broken pool gate urgent?
Yes. A pool gate that doesn't latch on its own isn't doing its job. We move those to the front of the line and keep the pool area closed off while we work.
What should I do before you come out?
Shut off or redirect any sprinkler hitting the damaged spot. Snap a photo with something for scale. If your HOA maintains part of the wall, check with them first; some perimeter walls aren't the homeowner's to repair.
